Overview

Delivering a new destination for GYG.

Positioned within the expanding shopping centre precinct, this project transformed an underutilised external car park area into a new fast-food destination, enhancing convenience and increasing retail activation for the broader development.

By strategically reconfiguring a small number of existing car parks, the Comiskey Group unlocked additional commercial opportunity while maintaining the functionality of the surrounding centre.

The project involved both the complete base build and internal fit out of the new tenancy, including demolition of the existing car park to accommodate the new building pad, drive through and associated pavements.

Works included in-ground hydraulic and electrical services, FRP footings and slab construction, structural steel and light gauge framing, roofing, aluminium shopfronts, wall cladding and full amenities fit out. Mechanical services were also completed, including the installation of freezer and cold room facilities.

Successfully delivered a fully serviced standalone fast-food outlet within an operational shopping centre, from car park demolition through to complete construction and fit out.

The internal fitout was completed direct for GYG and delivered
a fully operational fast-food tenancy.

This incorporated plumbing and gas reticulation, electrical rough in and fit off for store and drive through equipment, specialist wall and floor finishes including tiling, epoxy flooring, stainless steel and Glasbord sheeting, painting, joinery and equipment installation.

The project concluded with full commissioning and handover, ready for store operations.

Plan

Value Adding & Approach.

· Delivered both the base build and complete fitout, providing a seamless transition between construction phases.

· Developed detailed staging and logistics plans to maintain uninterrupted shopping centre operations throughout construction.

· Worked closely with the Comiskey Group, centre management, Energex and subcontractors to coordinate works within a live retail environment.

· Carefully managed construction vehicle movements, deliveries and crane operations through planned access routes, scheduled delivery windows and clear site traffic management.

· Proactively coordinated utility upgrades, including the new pad-mounted transformer and main switchboard upgrades, to minimise impacts on programme.

· Effectively managed scope interfaces between the base build and fitout contracts, optimising trade sequencing and reducing
duplication of works.


Drive

Key Challenges.

· Delivering a standalone fast-food outlet within a fully operational shopping centre.

· Maintaining safe construction access while minimising disruption to customers, retailers and centre operations.

· Coordinating major electrical infrastructure upgrades, including a new pad-mounted transformer and shopping centre main switchboard upgrades.

· Sequencing Energex works and building energisation to align with the construction programme.

· Managing scope interfaces and trade responsibilities across separate base build and fitout contracts.

· Coordinating large deliveries, concrete pours, structural steel erection and crane operations within a constrained live environment.

· Achieved 5% female workforce participation across the project workforce.
