Overview
Delivering Australia’s largest drive through Krispy Kreme.
The Krispy Kreme development delivered a landmark multi-level facility that seamlessly combines large-scale doughnut manufacturing with a contemporary retail and dining experience. Designed as a key destination within the emerging precinct, the development includes a flagship retail store, internal and external dining areas, a drive-through, public amenities and customer-focused spaces that complement the surrounding mixed-use environment, including a virtual racing complex, residential apartments and village-style public spaces.
Following completion of the client's bulk earthworks and pad preparation, SJH was engaged under an ECI to deliver the design and construction of the multi-level base build. The scope included the structural building works, external drive-through facilities, car parking, civil infrastructure and associated services. SJH also constructed the Lot 5A entry road, access areas servicing surrounding Lots 5B and 5C, and additional bio basins to support the precinct's stormwater management strategy.
The project involved complex external infrastructure works, including new access roads, bio basins and drive-through pavements, all while integrating with surrounding future developments.

Value Adding & Approach.
· Delivered the project across three coordinated stages for two clients while maintaining programme continuity.
· Rapidly redesigned the footing system to overcome unforeseen ground conditions with minimal programme impact.
· Implemented staged construction and logistics planning to maintain safe site access during concurrent road and building
works.
· Worked collaboratively with Krispy Kreme, consultants and specialist subcontractors to manage ongoing design development throughout the fit out.
· Facilitated early access for specialist manufacturing equipment installation and commissioning without disrupting construction progress.
· Coordinated complex architectural elements, including curved glazing, public viewing windows and premium customer-facing finishes.
· Managed interfaces with adjacent contractors to enable concurrent precinct development while maintaining uninterrupted project delivery.

CONSTRUCTION OUTCOMES
· Delivered a 3,010 m² multi-level manufacturing and retail facility on a 3,600 m² site.
· Constructed 640 m² of internal building works and 2,370 m² of external works, including pavements, drive-through infrastructure and civil works.
· Completed the project with 10,263 safe work hours.
· Managed 306 site inductions and facilitated 118 site safety meetings, maintaining a strong focus on workforce safety and compliance.
· Supported workforce development through the engagement of 9 apprentices during construction.
